dc.description.abstract The real estate market still has a big problem with fragmented communication, ineffi cient property matching, and transparency between buyers and sellers. Buyers cannot see properties that do not fit their needs because of generic listings. On the other hand, sellers have a hard time finding serious buyers. The existing platforms are scattered in more than one website which makes property information very difficult to find and verify. Fragmentation causes delay in negotiation, escalation of costs, and mistrust between the parties. Further, most existing platforms do not incorporate smart recommendations pow ered by artificial intelligence thus forcing users to manually go through irrelevant listings which is not only time-consuming but also inefficient. The existing systems do not have real-time communication tools such as direct chats therefore limiting support to the users. The lack of a unified system for processing property offers and user feedback adds more inefficiencies to the market, extends the negotiation time, and leads to lost opportunities. This platform solution has at its core AI and machine learning that will be continually trained to provide personalized property recommendations, improve matchmaking, and upgrade communications between parties involved. The centralization of this process with real-time assistance shall strive to cut delays by automating property matching as well as bringing more transparency into the deal hence creating a better real estate experience. This is Estate Nexus - a full-stack intelligent real estate platform meant for modernizing and streamlining property transactions through empowering not only the buyers but also the sellers by providing a centralized transparent data-driven marketplace. It uses a current tech stack that has the MERN (MongoDB, Express.js, React, Node.js) architecture for a responsive web application and smart features enabled by machine learning. Advanced search and filtering options, real-time chat to allow direct communication between buyers and sellers, as well as a strong review and rating system are part of features offered by Estate Nexus. The intelligence at its core comes from a content-based property recom mendation engine suggesting relevant listings plus a machine learning model for property price prediction to help in valuation. In addition, sentiment analysis on user reviews is used to automatically determine satisfaction with a property. With the help of these technologies, Estate Nexus improves the efficiency and transparency of the process, as well as enriching the user experience with insightful and personalized information, making it a next generation solution for the property market. en_US
